From Technical Innovation to Market Uptake
Pop-Up Factories and Integrated ESCO–Crowdfunding Frameworks for Scalable Deep Renovation

Industrialised construction is increasingly recognised as a key enabler for scaling deep renovation across Europe, yet its market uptake remains constrained by higher upfront costs, fragmented delivery structures, and limited access to appropriate financing. This paper presents insights from the LIFE BuildUPspeed project and examines how integrated business and financing models can improve the cost-competitiveness and scalability of industrialised deep renovation solutions.
The paper proposes a modular framework combining ESCO-led Energy Performance Contracts (EPCs) with lending-based crowdfunding to address both delivery and financing barriers. ESCOs act as integrators of technical services and performance guarantees for deep renovation projects, while EPCs link remuneration to verified energy savings, thereby reducing financial and performance risks for building owners. Crowdfunding is introduced as a complementary financing instrument to co-finance upfront capital expenditure, including investments in temporary industrialised production facilities such as Pop-up Factories (PuFs), while strengthening local stakeholder engagement and social acceptance.
The analysis synthesises BuildUPspeed’s Market Activation Platform (MAP) and Pop-up Factory scenarios with an illustrative financial configuration to demonstrate how blended finance structures can improve project bankability and support replication across diverse European contexts. Results from pilot ecosystems in five countries reveal differentiated readiness conditions and highlight the importance of ecosystem-sensitive deployment strategies.
Overall, the paper argues that aligning industrialised renovation solutions with ESCO-led EPC delivery models and citizen-based financing mechanisms can help close the financing gap for deep renovation and accelerate market uptake at scale.
